The report regarding the situation at the market of warehouse premises in Kiev region (May 2006)

During the period 1994-2005 the capital's market of professional warehouses premises was completely uncultivated. Most companies were obliged to use the service of «soviet» constructions adjusted for warehouses needs. In many cases these centres didn't have the special permits and licences. It was quite risky for companies to store their goods in low quality warehouses, but it was the only possible solution.

The overview of residential market of Kiev for June 2006

The residential market of Ukraine's capital has passed through the serious transformational process during last 10 years. From the beginning of 90th this industry was mainly controlled by several companies such as "Kievgorstroi" and "Pozdniakigilstroi". These companies were mostly orientated at the groups of customers with medium and high levels of income. Obolon, Pozdniaki, Kharkovskii regions were the main blocks used for the construction of the apartments of medium and economy classes. "Kievgorstroi" was the main company which developed these regions. However, "Pozdniakigilstroi" was concentrated at the development of "Business" class at Pecherskii region and "Economy +" at Kharkovskii regions.

На сегодняшний день вторичный рынок квартир города Киева имеет два основных сегмента, таких как: квартиры которые были построены в советское время и новые квартиры, отвечающие требованиям современного рынка недвижимости. Рынок недвижимости стал объектом повышенного внимания со стороны инвесторов лишь в 2002 году. Соответственно сегодняшнее предложение квартир в новых домах чрезмерно ограничено и не превышает 10% от общего квартирного фонда столицы. При этом следует отметить, что спрос на новостройки постоянно растёт. Данный факт свидетельствует о том, что жители столицы меняют структуру своих предпочтений в сторону современных форматов жилья. Согласно статистическим данных в 2006 году наблюдался стабильный рост цен на объекты жилой недвижимости в пределах 28-51%.

The statistical overview of the price dynamic of office premises for the central regions of Kiev for the period 2005-2006

The commercial real estate market of Kiev has demonstrated high level of price increase during the period 2005-2006. As a result the landlords have increased the lease rates for all categories of premises. The same situation has happened at the marker of office premises. It is fair to say that during the year 2005 most of office premises could generate approximately 60% capitalization growth. The year 2006 was less effective and prices could soar up just for additional 35%. During the mentioned period the segment of office premises was very profitable and could guaranty ROI higher than any alternative source of investment.
